Downtown is going through some major changes.
In addition to a brand new light rail extension connecting the downtown core to south Phoenix and the Capital Mall, there are 4,203 housing units, 440 hotel rooms under construction, and 180K square feet of office space under construction and in predevelopment. Here's what's on the horizon.
Downtown Phoenix Development Activity
From 2005 to present, more than $6 billion in private and public capital has been invested in the 1.7-square-mile downtown, and that investment continues to grow through new construction and development projects.
AC Hotel at Arizona Center
A new 14-story, 200-key AC Hotel by Marriott is under construction at Arizona Center on the corner of Fifth and Van Buren streets. Developed in partnership with LaPour Partners, the completed project will feature business and leisure traveler amenities as well as a rooftop pool and lounge.
The Ellis Building
Built in 1922, this historic structure located at the corner of Second Avenue and Monroe Street is getting a long-awaited refresh. Equos Group is currently remodeling the structure to provide more than 58,000 square feet of office space, a restaurant and speakeasy.
ASU-Downtown / Thunderbird School of Global Management
Arizona State University has invested more than $219 million in the downtown campus to date, and continues to expand with the Thunderbird School of Global Management, which started construction south of the law school at First and Polk streets.
Gateway Community College is bringing a first-to-market makerspace to a historic warehouse building at Sixth Avenue and Van Buren Street. The project is currently under renovation and will feature over 16,000 square feet of work space for students and community members.
Arizona State University is adding a 16-story residential tower with classroom space on the southwest corner of First Avenue and Fillmore Street. The completed building will feature more than 400 student housing beds, entrepreneurial programming and a vibrant ground floor.
Located on the southeast corner of Central Avenue and Polk Street, Kenect Phoenix is replacing a surface parking lot with a 23-story apartment tower and ground-floor retail. The completed project will feature 320 rental units and a rooftop deck.
2nd Avenue & Fillmore Apartments
Fore Property has begun work on a mid-rise multifamily project located at the southwest corner of Second Avenue and Fillmore Street. The development will include 323 apartment units and ground-floor retail.
Hines broke ground on a 25-story multi-family project on the northwest corner of Jefferson and Third streets. The completed project will feature 379 luxury apartment units and more than 4,500 square feet of retail.
The Link PHX – Phase 2
CA Ventures is well under way with the construction of a 25 story residential high rise featuring 204 units of for lease housing. The entire development will offer more than 600 market-rate apartments with ground-floor retail and streetscape improvements over 3 phases. Phase 1: 30 stories/252 units (completed 2019) Phase 2: 25 stories/204 units Phase 3: 19 stories/156 units
Developer Property Markets Group will deliver Society Phoenix, a “social living community,” at the corner of Second Avenue and Monroe Street in Fall 2021. Phase 1 of this 20-story, 330 unit apartment project is well under construction and will feature ground-floor retail, co-working and other amenities.
A 17-story, 254-unit apartment complex by Aspirant Development is coming to the corner of Fillmore Street and Third Avenue. The project will have ground-floor retail and luxury finishes.
Located on the northwest corner of McKinley and Second streets, Transwestern Commercial Real Estate is constructing a 21-story, 211 micro-unit apartment project. The completed development will include 210 units averaging 400 square feet each.
Habitat Metro is beginning work on 70 environmentally sustainable apartments on the southwest corner of Third Avenue and Roosevelt Street. The completed five-story project will feature 3,300 square feet of retail space, solar energy usage, a car share program, grey water recycling and other traditional residential amenities.
Anchored by the International Genomics Consortium/Translational Genomics Research Institute (IGC/TGen), the city-owned, 30-acre Phoenix Biomedical Campus on Fifth and Van Buren streets serves as the main hub for biomedical research in the area. The latest addition is a 225,000-square-foot project in partnership with Wexford Science and Technology that is wrapping up construction.
Located between Third and Fourth streets on Buchanan Street in the Warehouse District, the 276-unit, mixed-use project will include for-rent apartments and commercial space. Two historic buildings will be preserved and activated as retail.
Trammel Crowe broke ground on the first phase of a $140-million mixed-use project between Fourth and Sixth Avenues fronting Fillmore Street. The Fillmore Phase 1 will feature 342 units with ground floor retail and amenity space on the southwest corner of Fourth Avenue and Fillmore Street. Phase 2 will include 350 apartment units.
A surface parking lot at 2nd Avenue and Adams will soon be home to a new Hyatt place hotel. Currently under construction by Mortenson Development, the 8-story hotel will feature 240 rooms.
The McKinley and Residences on 2nd Avenue
A roughly 153,500-square-foot development located on the northeast corner of Third Avenue and McKinley Street will offer 108 luxury apartment units, amenity spaces and underground parking. The Residences on 2nd, located on the adjoining parcel on the northwest corner of Second Avenue and McKinley Street, will offer six for-sale town homes between 1,700 and 2,100 square feet.
Alta Warehouse District
Wood Partners has started construction on a 300-unit apartment project on a long-vacant parcel at the northeast corner of Seventh Avenue and Lincoln Street. The completed project will feature ground-floor working spaces and amenities that add to the Phoenix Warehouse District.
Portrait on the Park – Phase III
Transwestern Development is under construction on the third phase of apartments on the north end of Hance Park. This final phase located at 3rd Street and Willetta will feature 209 residential units, structured parking and ground-floor retail.
Located at the corner of Central and Adams, the Edith will bring 218 new hotel keys and 20,000 sq ft of office space to downtown’s core.
Two high rise towers will soon bring new residential offerings, student housing, retail and office suites to the transit center at Central and Van Buren. Developer Medistar will also incorporate current light rail and bus infrastructure into the completed project.
True North Studio is developing a 4-story, mixed-use office building located in the Evans-Churchill neighborhood and the Roosevelt Row Arts District. The completed project will feature shared outdoor spaces, rooftop amenities and activated ground-floor retail.
225 W. Madison
Downtown’s largest adaptive reuse project to date is now complete. The former Madison Street Jail adds over 264,000 square feet of office space for the county’s attorneys.
Punch Bowl Social
The Denver-based entertainment and restaurant concept Punch Bowl Social is ready to open in a renovated building on the southeast corner of Second and Garfield streets. The project is developed by True North Studio LLC.
Block 23 / The Ryan
Phoenix-based RED Development completed construction on downtown’s first urban grocery store, Fry’s, in fall of 2019, with 250,000-square-feet of creative office space and 330 high-end residential units completed Spring 2020. Now leasing.
